WHAT ARE THE REQUIREMENTS TO DEDUCT THE MORTGAGE ON THE RENT?

  • The home must be your habitual residence
  • To have bought the home before 2013, January 1st. On this date was eliminated the deduction, so if it was not applied before this date, you can not deduct it on the PIT declaration.
  • To have applied the deduction to deduct the mortgage on 2012 or on the previous years, as explained by the Tax Agency.

HOW MUCH CAN YOU DEDUCT FROM YOUR MORTGAGE AT THE MOST?

The deduction of the mortgage is applied according to what you have paid every year for the amortization of your loan.

You can deduct up to 15% from the amount given back to your bank, with a limit of €9.040. This means that what you save goes up to €1.356 on the PIT declaration.

WHAT EXPENSES FROM THE MORTGAGE CAN YOU DEDUCT?

As we know, the costs associated with a mortgage are several and are not borne by the bank but, on the contrary, are borne by you. For this reason, you may have doubts about which expenses are deductible when filing your tax return.

As we know, there are several mortgage expenses that must be paid by you instead of the bank. These expenses, always under €9.040, are the following:

  • Opening fee.
  • Connected insurance.
  • Expenses when buying a house, such as administrators, notary and other fees.
  • Cancelation fees.
  • Expenses for swapping Banks
